Evergreen Acres subdivision near Kalona approved

The Board of Supervisors accepted and approved the subdivision's development

The Washington County Board of Supervisors unanimously approved a minor plat for the proposed Evergreen Acres Minor subdivision at their meeting on Tuesday morning.

The plot of land will be located in the country northwest of Kalona at 2016 210th St., subdivision coordinator Deborah Seale said at the meeting. The subdivision will encompass an area of 6.21 acres.

Seale said an individual buyer is purchasing the land from a corporation, which is named in the supervisor’s agenda as JDT Properties, Inc.

Existing farm buildings currently reside on the land, she said, which the new owners may use. They plan to have some animals on the land in those buildings, she said, but they also will be building a new house on the land.

Evergreen Acres is a minor subdivision, which is defined in the Wasington County Subdivision and Platting Ordinance as “A subdivision, re-subdivision or new parcel fronting on an existing street and not requiring any new major improvements and not adversely affecting the remainder of the parcel or adjoining property.”

The document states that minor subdivisions in Washington County may divide an existing parcel of land in order to add only one new plat of land, as in this case. A minor subdivision also may create two to five new lots.

A public hearing regarding the subdivision took place at the meeting, though no one attending the meeting had any comments or questions regarding the subdivision.

Seale said in the meeting that the subdivision was reviewed and approved by the county auditor’s office, and property owners around the proposed subdivision were contacted about the development.

Supervisor Jack Seward Jr. made the motion to accept and approve the subdivision, saying that the land in question is in his district. Seward was not physically in attendance at the meeting but called in to hear comments and vote on all agenda matters.

The rest of the supervisors then voted to approve the subdivision.

After the Board of Supervisors’ approval is signed and recorded, Seale said, the individual buying the land must make the transaction to purchase it. After that, that individual can build and develop the land on their own time.
